How to Maintain Timber Fire Doors


Timber fire doors are an important part of a building's passive fire protection. When properly installed and maintained, they are designed to resist the spread of fire and smoke for a specified period, helping to protect people and preserve escape routes.

However, installation is only the beginning. Fire doors are working components that can experience wear, damage, timber movement and changes to their hardware over time. A door that no longer closes fully, has excessive gaps or has damaged seals may not perform as expected during a fire.

Regular inspection and appropriate maintenance for fire doors are therefore essential. Routine checks can identify problems with the door leaf, frame, hinges, self-closing devices and seals before they develop into more significant defects. In high traffic areas, where fire doors may be opened hundreds of times each week, this becomes particularly important.

For building owners and those responsible for fire safety, understanding how to maintain timber fire doors is an important part of managing both safety and compliance.

Why Do Timber Fire Doors Need Regular Maintenance?

Unlike a standard internal door, a fire door is designed and tested as a complete doorset or door assembly. The door leaf, frame, hinges, seals, glazing and other components all contribute to its fire performance.

Timber based fire doors can also be affected by environmental conditions. Changes in temperature and moisture may cause timber movement, while knocks, heavy use and poorly executed repairs can affect how the door sits within its frame.

Routine fire door maintenance helps identify these issues early. A minor adjustment may be relatively straightforward when first detected, whereas continued use of a damaged door could eventually require more extensive repairs or replacement.

Under the Regulatory Reform (Fire Safety) Order 2005, fire safety measures must be maintained in efficient working order where the legislation applies. Other legal requirements and building regulations may also be relevant depending on the property and circumstances.

Inspect the Door Leaf and Surface

Start with a visual inspection of the door leaf.

The door surface should be intact and free from significant damage. Look for cracks, splits, holes, warping and evidence that the door has been altered. Damage should not simply be filled, drilled or modified without considering how the repair could affect the fire rating or certification.

Paint and decorative finishes also need consideration. Painting a suitable timber fire door is not automatically a problem, but components such as certification labels, fire door signage and seals should not be obscured or damaged in the process.

Check the Gaps Around the Door

Gaps are one of the most important parts of a fire door inspection.

For many timber fire door assemblies, gaps between the door leaf and frame are typically expected to be around 3mm to 4mm, although the correct specification for the particular doorset and manufacturer's instructions should always take precedence.

Excessive gaps can affect the ability of the door and its seals to restrict fire and smoke. A gap that is too small can also create problems by preventing the door from closing correctly.

Check the top and both sides of the door as well as the threshold. If gaps appear inconsistent or have changed since the previous inspection, this could indicate movement in the door, frame or hinges.

Make Sure the Door Closes Fully

Self-closing devices are essential on many fire doors.

The door should close fully into the frame from the positions required by the applicable specification, without needing to be pushed or pulled manually. It should also achieve proper latch engagement where a latch forms part of the fire door assembly.

Test the self closing device and watch the complete movement of the door. If it slows excessively, catches on the floor or frame, or stops before closing fully, further investigation is needed.

One of the most common mistakes is wedging a fire door open. Unless an appropriate approved hold-open system is being used, a fire door should not be prevented from closing as intended. A wedged-open door cannot perform its compartmentation function effectively if a fire occurs.

Inspect Hinges and Other Hardware

Hinges carry the weight of the door and are subject to considerable wear, particularly in busy buildings.

Check that hinges are secure and that screws are present and tight. Look for signs of wear, damage, corrosion or movement.

Other fire door hardware should also be inspected. Depending on the door, this might include:

  • Door closers
  • Latches and locks
  • Handles
  • Panic or emergency exit hardware
  • Hold-open devices
  • Glazing components

Hardware should be compatible with the fire door and remain in good working condition.

Rust, loose fixings or excessive wear should not be ignored. Problems with hardware can lead to poor alignment and ultimately prevent the door from closing correctly.

Check Intumescent and Smoke Seals

Intumescent seals are designed to expand when exposed to high temperatures, helping to seal gaps between the door and frame during a fire.

Where fitted, smoke seals help restrict the passage of smoke.

Inspect seals for damage, missing sections, excessive paint or signs that they have come loose. They should run continuously where required by the door specification and remain securely fitted.

A damaged intumescent strip should not simply be replaced with whatever product happens to fit the opening. Replacement seals need to be suitable for the particular fire door system.

Protect Timber Fire Doors From Moisture

Timber naturally reacts to changes in its environment. Excessive moisture can cause swelling, distortion and deterioration, potentially affecting how a door fits within its frame.

Investigate sources of moisture around fire doors, particularly where doors are located near external entrances, wet areas or places experiencing persistent condensation.

If a door begins catching after environmental changes, avoid simply cutting material from the door leaf without first establishing whether doing so is permitted. Removing too much timber could affect the door's construction or certification.

Keep Records of Fire Door Inspections

Documentation is an important part of demonstrating that fire doors are being managed properly.

Inspection records should identify the door, its location, the date of inspection, defects found and any repairs completed. Maintaining this information creates a useful history for each door and helps ensure outstanding work is not forgotten.

Records can also help the responsible person demonstrate an organised approach to fire safety compliance.

Where the same defect repeatedly occurs, inspection records may highlight a wider issue that needs addressing rather than another temporary repair.

How Often Should Timber Fire Doors Be Inspected?

There is no single inspection interval appropriate for every fire door in every building. The required frequency depends on the building, its use, applicable regulations and the level of risk.

Guidance commonly recommends regular checks, with some formal inspection regimes using intervals such as every six months. Doors in high traffic areas may need more frequent attention because wear can develop much faster.

Certain premises are subject to more specific requirements. For example, fire door regulations applying to multi-occupied residential buildings in England include defined checking requirements for particular communal and flat entrance doors.

Routine visual checks between formal fire door inspections are useful because obvious problems can then be identified quickly.

When Should a Fire Door Be Repaired or Replaced?

Not every defect means a complete door needs replacing.

Minor adjustments and repairs may be possible where they can be completed without compromising the tested or certified fire performance of the assembly. Repairs should use appropriate fire-rated or compatible materials and follow relevant manufacturer or certification requirements.

More substantial damage requires greater caution. Significant alterations to the door leaf, frame, glazing or essential hardware can affect fire performance.

Competent maintenance professionals should be used where specialist knowledge is required. If there is uncertainty about whether a repair is acceptable, professional assessment is preferable to making an unsupported alteration.

Make Fire Door Maintenance Routine

Fire doors are easy to overlook because, during normal use, they often look and operate much like any other door. Their importance becomes apparent when a fire occurs.

Regular maintenance helps ensure the door leaf remains intact, gaps remain appropriate, hinges and hardware work correctly, seals are undamaged and the door closes fully.

Combining routine checks with documented fire door inspections and timely repairs gives property managers a much clearer picture of the condition of their doors.

Most importantly, maintaining timber fire doors in effective working order helps preserve their role in limiting the spread of fire and smoke, protecting escape routes and supporting the overall fire safety strategy of a building.
